A lot of buyers are making the same mistake right now… and it’s costing them good opportunities.
I’ve been having a lot of conversations lately, and I’m seeing the same patterns come up over and over again.
The biggest one is waiting for the “perfect” time.
I completely get it. The market feels uncertain, and it’s easy to think maybe things will shift more if you wait a bit longer. But what we’re actually seeing is a more balanced market, not big, dramatic drops.
And in a market like this, the buyers who do well are the ones who are prepared, not the ones trying to time it perfectly.
Another mistake is overthinking every decision. Having options is a good thing, but I’ve seen buyers hesitate on great homes, only to miss out and regret it later.
And then there are conditions. Financing, inspection, and insurance still matter. Just because things feel a bit calmer does not mean you should skip the steps that protect you.
The reality is there’s no perfect time to buy.
There’s just the right time for your situation.
If you’re trying to figure out what that looks like, I’m always happy to talk it through and give you a realistic picture of what’s happening right now.
Are you waiting right now or actively looking?
